Abaoca is the major new community in Jupiter. In fact, the planned community is a
small town unto itself containing single family homes, town homes, condominiums,
Abacoa Golf Club, Florida Atlantic University Honors Campus, Roger Dean Stadium
(Marlins & Cardinals). All of this is wrapped around the retail and commercial
downtown area known as Town Center. Abacoa is laced with it Greenways system,
preserved, natural Florida ecosystems that allow residents to enjoy our native, natural
beauty. There are all types of single family homes, condos, townhouses, home/offices
available in Abacoa, in all price ranges, all built in separate communities with
clubhouses & pools.
Admirals Cove is one of Jupiter's premier waterfront communities. This premier yachting
and golf club offers 900 residences built along 5 miles of waterways and 45 holes of golf.
Within the community, you will find a marina capable of handling yachts to 125 ft., a
75,000 sq. ft. Bermuda style main clubhouse on the east side and another in the Gof
Village on the west, 12 Har-Tru courts and homes from the $ 400,000's to $ 10,000,000.

The Bluffs is a large community of Divosta built, single family homes organized as a
planned development located on the rolling bluffs of Jupiter/Juno (hence the name) and
known for stable home values, the proximity to the ocean and the Juno pier. It is located
close to the ocean with curving streets, playgrounds and a marina on the Intracoastal
Waterway. The homes are very uniform in appearance, although some do front on the
Intracoastal Waterway and command a higher price. Classic example of Divosta
community.
Brand new community in the heart of Jupiter. Quite a bit of investor speculation here, so
there are some great values! Located just of Military Trail and very close to the post office
and Jupiter Medical Center. Central location means its just minutes to the beach!
A small development of modest, newer homes located between Indiantown Road and
Center St. in central Jupiter. Great, newer starter homes for the young family and close
to the library, Elementary and High Schools and the beach.
A very small neighborhood off Toney Penna Drive in the heart of Jupiter. Close to the
public library, Jupiter High School and the North County Aquatic Center. Location and
schools rate "A". The homes reflect a traditional, Florida Keys style of architecture.
A small gated community of zero lot line, mostly 2 story homes. Close to Jerry Thomas
Elementary school, community park with playground, ball fields and racquetball courts.

A larger community off Central Blvd. with winding streets, cul-du-sacs and a big
clubhouse with amenities. No "cut-through" traffic and highly desirable. About 36
homes currently on the market. This photograph is of the clubhouse, which also
includes a playground, a pool and tennis courts all overlooking a lake.
Divosta planned community in the heart of Jupiter. Since the community is slightly older,
the streets are lined with mature live oaks. Very peaceful yet great central location. Has
the trademark look and feel of other Divosta communities, such as The Bluffs. No
central clubhouse or amenities, but location and schools rate "A".
Several varied neighborhoods wrapped around the Golf Club of Jupiter. Just off Central
Blvd., the location is great and the streets are quiet. Close to 2 community parks and
Imagination Station, a gathering spot for families with small kids.
Probably one of the most overlooked, great value areas around. Homesites are 1.25
acres up to 20 acres, its a dedicated equestrian area, there is no confining HOA or deed
restrictions and yet you are still only 15-20 from the beaches! Every size and shape of
home is available here! People who like the Farms usually like peace and quiet, love the
wildlife here, own and ride horses and generally like to be left alone. There are several
churches in the area.
Slightly older community, centrally located in town. 5 minutes to the beach! Some of
the homes are close to the river and you can access the ocean directly from here.
Location and schools rate "A".
Modest neighborhood with little or no "cut-through traffic. Family friendly and great for
the young family. Close to everything in Jupiter, including the community pool, Jerry
Thomas Elementary and Jupiter Christian School. Some of the homes in here are
located on Sims Creek, a small waterway that leads out to the Jupiter Inlet. Others have
been upgraded with pools. Location and schools rate "A".
Slightly older frame houses built in clusters of small, family friendly neighborhoods and
a first choice for the young family. Small community center with a pool for the kids.
Location and schools rate "A" and there are nearby town baseball fields, racquetball
courts and playgrounds.
Jonathan's Landing
Jonathan's Landing is one of our oldest, gated, waterfront communities, long a winter
home for snowbirds. The very diverse homes include frame and CBS, townhouses all
the way to several million dollar homes along the Intracoastal Waterway. The Club has
3 golf courses, 1 in town and 2 in our western communities, tennis courts, lakefront
clubhouse dining and an atmosphere of casual elegance. Jonathan's Landing, being
close to the ocean, is cooled by the ocean breezes every day.








Demographics
As of the census of 2000, there are 39,328 people, 16,945
households, and 11,403 families residing in the town.
There are 16,945 households out of which 26.6% have children
under the age of 18 living with them, 55.8% are married couples
living together, 8.4% have a female householder with no husband
present, and 32.7% are non-families. 25.8% of all households are
made up of individuals and 10.4% have someone living alone who
is 65 years of age or older. The average household size is 2.32
and the average family size is 3.15
In the town the population is spread out with 20.7% under the age
of 18, 5.1% from 18 to 24, 28.8% from 25 to 44, 26.5% from 45 to
64, and 18.9% who are 65 years of age or older. The median age
is 42 years. For every 100 females there are 97.2 males. For
every 100 females age 18 and over, there are 94.2 males.
The median income for a household in the town is $54,945, and
the median income for a family is $64,873. Males have a median
income of $44,883 versus $33,514 for females. The per capita
income for the town is $35,088.
Jupiter is now home to many transplanted Northerners who can
afford expensive, luxurious vacation homes. Most "snowbirds"
eventually become year-round residents, and are predominantly
from the New York City metropolitan area (including Connecticut
and New Jersey) and the Boston area in Massachusetts.
Jupiter's population is served by two public high schools, Jupiter
Community High School located in Jupiter and William T. Dwyer
High School, located in Palm Beach Gardens.
